Pre-Construction & Design Management
I provide pre-construction advisory and design management, focused on defining, structuring and managing projects from early-stage planning through to delivery.
This includes establishing the project roadmap at the outset, identifying what needs to be done, in what order, and by whom.
I then define scope, programme and risk in parallel, identify required surveys and inputs, and ensure the right team and information are in place at the right time.
Involvement can continue through pre-construction and into delivery, maintaining alignment between design, programme and project requirements throughout.
On-Demand Engagement
Engagement is provided on an on-demand basis, giving access to senior design and pre-construction capability without the need for a full-time appointment. Involvement can be scaled to suit the project, from early-stage definition through to ongoing support during pre-construction and delivery. This provides flexibility while maintaining continuity where projects benefit from ongoing involvement.
Typical Points of Engagement
Involvement typically begins where projects require additional clarity, structure or coordination. This may include:
Flexible engagement without long-term commitment
Support can be provided for a defined project stage or across the full project lifecycle, depending on project needs. This provides access to senior design management and pre-construction expertise without the need for a full-time appointment, while maintaining continuity where projects benefit from ongoing involvement.
Typical Clients
I work directly with organisations and project teams that need experienced pre-construction or design management input without necessarily requiring a permanent in-house appointment.

What Pre-Construction & Design Management Covers
Projects are often progressed before they are fully defined. The client brief and, where applicable, Employer’s Requirements need to be clearly understood, tested and translated into a coordinated project strategy. Design, as an inherently iterative process, then evolves alongside surveys, investigations and other technical inputs – introducing new decisions, risks and coordination demands as the project develops.
Without clear leadership and sequencing, this can result in delays, cost escalation, rework and fragmented decision-making. Poorly defined requirements, inadequately planned surveys and investigations, or poorly coordinated design development can also affect statutory approvals, delaying submissions or validation and ultimately impacting the programme and start on site.
I provide the structure, clarity and control required to manage this – establishing a clear project roadmap at the outset and aligning the brief, Employer’s Requirements, surveys, technical inputs and design development with statutory, commercial and programme priorities. This reduces risk, improves certainty and enables more coordinated delivery.
This ensures projects are properly defined at the outset and remain controlled as they progress through pre-construction, design and delivery.

Project Stages We Support
I can be appointed at any point across the project lifecycle, from a defined activity or project stage through to continuous involvement from early planning to handover. This on-demand approach provides access to pre-construction and design management expertise at the level and duration the project requires.

Typical Project Challenges
Pre-construction and design management help address the issues that commonly disrupt project delivery. Contractors need to understand when they can start on site; clients need confidence in when construction can commence and the project can be completed. These questions cannot be reliably answered without a properly planned and structured pre-construction process.
Clear management of the brief, surveys and investigations, design development, statutory approvals, procurement and programme is therefore critical to identifying constraints early, reducing risk and establishing a realistic route to construction and delivery.

Sector Experience
I bring broad experience across a range of sectors, with an understanding of the different technical, commercial and regulatory demands that shape each project environment. This cross-sector experience helps me identify risks early, recognise recurring project challenges and adapt the approach to suit the specific requirements of each commission.

Project Types
My experience spans a broad range of project types, each with different technical, coordination and delivery challenges. This breadth of experience helps me recognise the particular constraints, risks and priorities of each project and structure the pre-construction and design management approach accordingly.
